We can calculate the chances a home had to sell by the amount of available homes and the actual number of sales. This is the absorption rate, the chances of selling, for that particular month.  Since July is now past, there is a 0% chance of selling in July, but 100% chance of selling the month of August, but only until the end of the month!

I am reporting on the actual chance of having sold in the previous month.

Both buyers and sellers like the hard data on what has sold and not sold and how many homes actually sell each month.  It helps people determine pricing for listings and for offers.  It&#039;s the reality of the marketplace in a particular area.</description>
